Landlord Gas Certificates (Domestic & Commercial)
The Gas Safety (Installation and Use) Regulations 1998 (GSIUR) outline your duties as a landlord to make sure all gas appliances, fittings, chimneys and flues are safe and work efficiently. If you are letting a property with gas appliances installed, you have three main legal responsibilities:
1. Gas safety checks
2. Gas safety record
3. Maintenance (Gas pipework check recommendation)
ALLinGAS can provide an engineer for a gas safety check. This would be carried out any time from 10 to 12 months after the last completed check, without affecting the original expected expiry date. We will provide a copy for your records, and another one for your tenants ensuring you follow all the legal requirements.
In the case that we find your installation AR (at risk) or ID (immediately dangerous), you will receive a warning notice explaining the status of the installation and the remedial action that needs to be taken. ALLinGAS will provide a quote straight away to have your installation working safely.
Domestic Gas Aplliances
ALLinGAS has all the domestic gas appliances at your property covered. They should be serviced regularly, and they must be kept in good condition. It is strongly recommended to upgrade your appliances if they are not on pair with current standards or are missing safety devices. Boiler Break Downs (Domestic & Commercial)
ALLinGAS has taken advantage of the innovative technologies to guide you during the basic steps to fix your boiler yourself, however, if we are not successful in doing so, one of our heating engineers will be with you in timely fashion to trace and correct the problem.
Last year, our team completed 91% of boiler repairs during the first visit. Quite simply, we diagnose and check parts availability at any of our London suppliers and quote within the first hour (sometimes more quickly). If repair is the most cost-effective solution and the client gives the go ahead to our quote, we get the parts delivered to site, while the engineer starts working on the decommissioning of the faulty part. By the time the part arrives, it can be fitted straight away, and we start re-assembling the boiler and testing.
Full Strip and Clean Boiler Service
For boilers experiencing issues with pressure or small leaks or error sensor codes or where the combustion is not perfect, ALLinGAS can carry out a FULL STRIP BOILER SERVICE.
